The existing and or pre closing home inspection will cover every aspect and major system of the home being inspected. Items to be inspected include:
1)The roof, and all related components such as, flashing detail, chimney cap flashing, gutters, missing flashing where needed, roof deck, fascia and trim.
2)Attic system and ventilation: Insulation levels, attic ventilation, fire walls if required (multifamily), Safety requirements, all visible plumbing, electrical, framing in the attic. Duct systems in the attic and mechanical equipment. Evidence of moisture penetration or other defects that can effect the performance and safety of the structure. The attic is out of sight and therefore out of mind , but is a very important part of the home that is often neglected and where corners are cut that often go unnoticed until a major issue occurs.
3) Interior: Fireplace,Walls, baseboards, door trim, flooring, doors, windows are opened and closed, lighting, outlets, subpanels, appliances, plumbing fixtures, smoke alarms, counters and cabinets, required safety devices when applicable.
4) Mechanical equipment and gas lines: All HVAC equipment is inspected. Service panels are removed and thoroughly inspected and tested for proper function and safety features. All exposed gas lines are inspected for gas leaks with modern testing equipment. Water heaters are inspected for proper operation and safety requirements. Ceiling fans are tested.
5) Exterior: All exterior walls to include siding, masonry, exterior plumbing and service panels, Windows and screens, Patio covers and porches, attached decks, exterior stairs and railings. Garages, garage doors, and openers.
